Your Own Lease vs. a Spare Room for Now
The offer of a spare room is generous, and sometimes it is exactly right. The question is what it costs in the ways that do not show up on a bank statement — and when the answer flips.

|---|---|---|
| Monthly cost | Real rent, fees, and utilities — the full number, quoted in writing before you commit. | Often near zero, which is a genuine and sometimes decisive advantage for a short stretch. |
| Privacy | Your own door, your own hours, your own quiet — from day one of the lease. | A guest room in someone else’s routine. Kindness with a roommate’s footprint. |
| Timeline | A defined move date you pick, usually days to a few weeks out. | “A few weeks” has a way of becoming a season. Without a lease end-date, nothing forces the next step. |
| Applications and paperwork | A lease address in your own name — the anchor document for everything from banking to the next application. | Living at an address that is not yours complicates address history and paperwork the longer it runs. |
| Standing up your household | Utilities, mail, and a household in your name from week one — help included. | Postponed entirely — which is the point, and also the trap. |

Our view
The honest verdict
A spare room genuinely wins for a short, defined stretch: it costs almost nothing, and a few weeks of breathing room while paperwork or savings catch up is sometimes the smartest move available. It loses when it drifts — privacy wears thin, the timeline slips because nothing enforces it, and an address that is not yours starts complicating ordinary paperwork. Our honest rule: if you can name the end date, the spare room is fine. If you cannot, that is the sign to start the lease search — and starting it costs you nothing.
