What has to be done before I can even pick up keys?
Most San Antonio communities want two things on file by move-in: active electric service in your name (started through CPS Energy for most of the metro) and proof of a renter’s policy meeting the lease’s liability requirement. Both can usually be arranged the same day online, but doing them two or three days early removes the one bottleneck that can delay key pickup.
Is a renter’s policy actually required, and what does it cover?
Most leases here require it — typically a policy carrying liability coverage, with your belongings covered as part of the same policy. Cost and terms vary by provider and coverage level, so we describe what your specific lease requires and leave the buying to you. We do not sell policies or earn anything from them.
Furnished apartment or buy my own things — which is smarter?
Arithmetic beats instinct here. Furnished and furniture-rental options cost meaningfully more per month but need nothing up front and nothing moved — strong for a short or uncertain stretch. Buying basics costs more in month one and then stops costing. We put both totals over 12 months next to each other for your actual short list, and the right answer is usually obvious.
What do people forget most often?
Mail forwarding, by a wide margin — set it up online with USPS before move-in day, and then still update banks, employer, and subscriptions directly, because forwarding is a net, not a fix. Second most forgotten: asking whether the community master-bills water and trash or leaves you to open a SAWS account. We check that per property so it never surprises you on bill one.
