A 12-Month Lease vs. Month-to-Month & Furnished
Furnished flexible-term units solve two real problems — commitment you are not ready for and a truck you do not want to rent. They charge honestly for both. Here is the math run in both directions.

| Category | Luxe Fresh Start Locating | Month-to-Month & Furnished Flats |
|---|---|---|
| Day-one livability | The unit is empty. A bed, a table, and a shower curtain are on you — we help you sequence and price it. | Genuinely move-in ready: furniture, kitchenware, often utilities and Wi-Fi folded into one bill. This is their strongest card. |
| Commitment | Twelve months, typically. Shorter terms exist at some communities, usually at a bump we quote up front. | Leave with 30 days’ notice. When your next city or next chapter is genuinely undecided, that freedom is worth real money. |
| Monthly cost | The market’s best rate for the space — the 12-month price is the baseline every other term is marked up from. | A substantial premium month after month for flexibility and furniture. Fair pricing for what it is, expensive as a default. |
| Availability in San Antonio | The entire conventional market — every community on our tracker. | A thin slice: limited buildings and unit types, concentrated in a few corridors, often booked out. |
| Whose furniture | Yours, accumulating once and costing nothing after. | Theirs, rented indefinitely inside the rate. |
| A year from now | Roughly twelve months at the base rate, with your own household built. | The premium has compounded quietly, and the furniture is still not yours. |
Our view
The honest verdict
Month-to-month furnished wins two situations cleanly: a stay you sincerely expect to be short, and a first week when walking into a made bed matters more than the invoice. For a bridge measured in weeks, it can beat signing the wrong lease fast. Over a year, the arithmetic reverses hard — the flexibility premium compounds monthly against a baseline lease, and at twelve months you have paid substantially more and own nothing. Our suggestion is unexciting: rent the furnished flat for the bridge if you need one, but let us run the 12-month search in parallel, since it is free and takes days.
